SCHELL PROPERTIES is a real estate investor & marketing company, that makes investments in SFRs and Commercial properties locally and nationally, using Private Lender Funds.  We buy, renovate and sell properties, as well as buy and resell to other investors at wholesale prices.  As well, we also buy and fix and "hold/rent" for appreciation and cash flow.  Our target Cash-On-Cash Return in fifteen percent to twenty-five percent, and we share a portion of that with our private lenders.

We specialize in "sourciing/finding" and reselling deeply discounted properties from banks and other sources, so that we and our selected investors make more money on more deals with less competition.  The private investors we work with make above market returns, all the while having their money secured by a deed-of-trust on real properties.  A "promissory note" is used to demonstrate a minimum of two exit strategies, that cover all possibilities, thus better ensuring, without guaranteeing, return OF investor's funds, not just return ON them.
